Mold Inspections & Protocols

Licensed Mold Assessments in Houston, TX

Protect your home, health, and investment with a licensed mold assessment.

Houston’s humid climate makes mold a common concern in attics, HVAC systems, walls, and other hidden spaces. Left unchecked, mold can affect indoor air quality, damage property, and create costly repair issues. Whether you’re buying a home, addressing a specific concern, or checking the condition of your property, a licensed mold assessment gives you clear answers and peace of mind.

At A Light in the Attic, PLLC, our inspections are performed by a Texas-licensed Mold Assessment Consultant (MAC2143) in accordance with Texas Administrative Code §78 and the IAC2 Mold Inspection Standards of Practice. We serve Houston, Kingwood, The Woodlands, Conroe, Spring, Humble, and surrounding areas.

  • Clear, written report with findings and recommendations.
  • Up-front fixed price: $495 (includes lab fees and samples).

  • Starting at $595 for homes up to 2,000 sq ft; $85 per additional 1,000 sq ft. Our complete mold assessment not only identifies mold — it helps you prevent it. You’ll get actionable steps to protect your home going forward.

Mold Assessment vs. Mold Remediation: Why It Matters

In Texas, mold assessments and remediation are regulated separately to protect homeowners:

  • Licensed Mold Assessment Consultant (MAC) – Diagnoses whether mold is present, determines the extent, and if needed, writes a Mold Remediation Protocol. Independent and unbiased.
  • Mold Remediation Contractor (MRC) – Performs the cleanup, following the MAC’s protocol. Cannot legally perform both the inspection and remediation on the same job.

By starting with a licensed Mold Assessment Consultant, you get clear, unbiased guidance. We recommend remediation only when it’s truly necessary — protecting you from unnecessary costs.

  • Texas Department of Licensing & Regulation MAC #2143
  • IAC2 Mold Certified
  • Independent — we don’t perform remediation, so our findings are impartial
  • Serving Houston and surrounding communities with local expertise
  • Clear, easy-to-understand reports with photos, lab results, and practical next steps
